Stittsville Real Estate Market Update – August 2026

Stittsville Real Estate Market Update – August 2026

As summer winds down and we head toward the fall real estate market, Stittsville continues to offer opportunities for both buyers and sellers—but strategy matters more than ever.

The latest available August 2026 market indicators point to a market where buyers generally have more time to make decisions, while sellers need to pay close attention to pricing, condition, presentation and marketing. Current Stittsville data sources characterize conditions as broadly balanced rather than strongly favouring either side.

For homeowners considering selling this fall—and buyers hoping to make a move—here's what we're seeing in the Stittsville real estate market in August 2026.

Stittsville Real Estate: August 2026 at a Glance

Stittsville continues to demonstrate just how important it is to look beyond a single community-wide average.

For example, current data for Stittsville North shows an average sold price of approximately $683,645, with a median of roughly 35 days on market based on the reporting period ending in late August. That average was approximately 1.4% higher year-over-year.

Meanwhile, Stittsville Central recorded only five closed transactions in the August dataset, with an average sold price of approximately $901,540. Because that's such a small sample, it shouldn't be interpreted as meaning the value of the typical Stittsville home suddenly jumped to $900,000—it illustrates how dramatically the mix of homes sold can affect monthly averages.

What does that tell us?

There really isn't one "Stittsville average home."

Stittsville contains everything from condominiums and stacked homes to freehold townhomes, bungalows, newer detached houses, executive properties and rural estates.

That's why homeowners should be cautious about using a community-wide average to estimate the value of an individual property.

A More Balanced Stittsville Market

One of the most important developments heading into the fall is market balance.

Recent Stittsville data showed approximately four months of inventory, which places the market around balanced territory. Buyers generally have more selection and negotiating room than they would in a highly competitive seller's market.

That doesn't mean good homes aren't selling.

They are.

But buyers can be more selective, particularly when several comparable properties are available.

For sellers, that means simply putting a home on MLS® and waiting for multiple offers isn't a strategy.

Stittsville Sellers: Pricing Matters

In a balanced market, buyers compare homes carefully.

Imagine three similar Stittsville townhomes listed at:

$599,900
$619,900
$649,900

If the $599,900 property is also beautifully presented, professionally photographed and well maintained, buyers may gravitate toward it quickly.

The substantially overpriced property may receive fewer showings.

This is why we believe the first days and weeks of a listing are so important.

Your home should enter the market with a pricing strategy based on:

  • Recent comparable sales
  • Current competing listings
  • Property condition
  • Location
  • Upgrades
  • Lot characteristics
  • Buyer demand
  • Current inventory

Pricing should be based on what today's Stittsville buyer is seeing, not what the market looked like several years ago.

Detached Homes Remain an Important Part of the Stittsville Market

Stittsville has a significant inventory of detached family homes, ranging from older properties in established neighbourhoods to larger homes in newer developments.

Recent 12-month data for Stittsville South, for example, showed detached homes accounting for about 60% of transactions, with a median detached sale price around $881,000. Freehold townhomes in the same dataset had a median of approximately $654,000.

Again, these aren't appropriate valuation figures for every Stittsville property.

But they demonstrate the substantial price difference that can exist between property types within the same broader community.

Townhomes Continue to Be Important for Stittsville Buyers

Townhomes remain particularly important because they can provide an entry point into Stittsville for buyers who may find detached-home prices beyond their budget.

They're also attractive to:

  • First-time buyers
  • Young families
  • Downsizers
  • Investors
  • Buyers wanting lower exterior maintenance

Ottawa-wide conditions provide some useful context. In July, townhouse sales were down 4.1% year-over-year, while the townhouse benchmark price remained 5.1% below the previous year. However, the townhouse sales-to-new-listings ratio improved to 55.9%, suggesting incoming townhouse inventory was being absorbed reasonably well.

This is another reason buyers and sellers should look at property-specific Stittsville comparables, rather than relying exclusively on Ottawa-wide headlines.

Buyers Have More Opportunity to Negotiate

This is probably one of the most important messages for Stittsville buyers right now.

You don't necessarily have to approach every listing assuming there will be a bidding war.

Depending on the property, buyers may have opportunities to negotiate:

Price

Closing date

Conditions

Included items

And potentially other terms of the agreement.

That doesn't mean buyers should automatically submit an extremely low offer.

A properly priced, attractive home can still generate significant interest.

The better approach is to understand how long the property has been listed, what comparable homes have sold for and how much competing inventory exists.

Sellers Need Better Marketing in This Market

When inventory increases, marketing becomes more—not less—important.

If buyers have 10 homes to choose from instead of three, your property has to stand out.

That's why we believe sellers should put considerable attention into:

Professional photography

Staging and presentation

Compelling property descriptions

Digital marketing

Social-media exposure

Agent-to-agent promotion

Neighbourhood-specific marketing

Strong online presentation

Today's buyer may decide whether to book a showing after looking at your property online for less than a minute.

Your digital first impression matters.

Stittsville Remains Attractive to Buyers

Short-term fluctuations in real estate don't change many of the underlying reasons people choose Stittsville.

The community continues to offer a combination of:

  • Established and newer neighbourhoods
  • Family-oriented communities
  • Schools
  • Parks
  • Walking and cycling trails
  • Recreation
  • Shopping and restaurants
  • Access to Kanata
  • Proximity to major west-end employment areas
  • Highway access
  • New residential and commercial development
  • A distinct community identity

Those fundamentals continue to make Stittsville an attractive option for buyers looking in Ottawa's west end.

What Does the August 2026 Market Mean for Stittsville Sellers?

If you're thinking about selling this fall, the message is fairly straightforward:

Don't test the market with an unrealistic price.

Buyers have enough information and competing inventory to recognize an overpriced property quickly.

Instead, concentrate on launching the property correctly.

That means preparing it properly, pricing it strategically and giving it excellent exposure from the beginning.

A well-positioned home can still perform very well.

What Does It Mean for Stittsville Buyers?

For buyers, current conditions can provide something that was difficult to find during the hottest real estate markets:

Time to make a more informed decision.

Depending on the property, you may be able to compare several homes, include appropriate conditions and negotiate.

But don't confuse a balanced market with a market where every seller is desperate to sell.

Exceptional properties in desirable Stittsville locations can still attract strong interest.

The key is knowing which homes justify acting quickly and which ones provide room to negotiate.

Heading Into the Fall 2026 Stittsville Market

The broader Ottawa market provides useful context heading into September.

In July—the latest complete Ottawa Real Estate Board report available when writing this update—1,325 homes sold across the Ottawa MLS® market, essentially unchanged from July 2025. The average residential sale price was $683,308, down 1.6% year-over-year, while the benchmark price was $634,000, down only 0.5%. Active inventory remained 9.3% higher than a year earlier.

Importantly for Stittsville, Ottawa's western suburban market had the strongest absorption of the city's three suburban regions, recording a 56.2% sales-to-new-listings ratio and approximately three months of inventory in July.

That gives us reason to watch the September market closely.

The big questions will be:

Will new listings increase after Labour Day?

Will buyers who waited through the summer return?

Will inventory continue providing buyers with negotiating leverage?

And will well-priced Stittsville homes continue outperforming properties that enter the market too aggressively priced?

We'll be watching those indicators throughout September.

Thinking About Buying or Selling a Home in Stittsville?

City-wide statistics are useful, but your street, neighbourhood and property type can tell a very different story.

The value and marketability of a bungalow in Amberwood can be very different from a newer detached home in Westwood or a townhome in Blackstone.

That's where local market knowledge becomes important.
